Triton Secures Contract To Deliver Major Logistics Scheme For Mileway

Close up aerial image of the Norquest Industrial Estate Triton Construction has secured a contract to deliver a major new, 76,000 industrial scheme for last mile logistics real estate company, Mileway.

The speculative development includes four units offering space from 2,723 sq ft up to 36,383 sq ft at the well-established Norquest Industrial Estate in Birtsall, West Yorkshire.

Mileway is the largest owner and manager of ‘last mile’ logistics real estate assets in Europe. All its real estate properties are located within close proximity to Europe’s major cities, shortening the ‘last mile’ to allow faster delivery of goods and services.

Norquest Industrial Estate will add to Mileway’s c. 2.5 million sq ft in the North of England. Mileway’s portfolio across the UK totals approximately 4.7 million sq ft across more than 720 assets. The properties are occupied by leading domestic and international household names including Amazon, FedEx and Boots.

The brownfield site, designated for employment use, is strategically located close to junction 27 of the M62 and has the potential to create up to 150 new jobs. Planning consent was granted in July 2021 and Triton has already started site preparation with anticipated completion by the end of summer 2022.



All four units are being built to a BREEAM ‘Very Good’ rating and will benefit from large secure yards and parking areas. The units have a fully fitted first floor offices, reception areas and CCTV monitoring.

Paul Clarkson, Managing Director at Triton Construction, said: “We are delighted to secure this significant contract as our first project with Mileway. The site, formerly an ambulance depot, needed some remediation. We have demolished the existing structures and are now progressing steelworks for the project and will complete the four buildings along with first floor office fit out, installing new mains services, hardstanding yards and new access roads.

“Our work in delivering logistics accommodation continues to expand as the sector grows exponentially alongside the e-commerce boom. We recently secured a contract to build a 185,000 sq ft unit at Stakehill 185 in Manchester, our biggest yet, and anticipate that this sector will account for around 50% of our work this year.”
